Legal requirements for Portable Appliance Testing (PAT)
Anyone who lets residential accommodation such as houses, flats, bedsits, holiday homes, guest houses, hotels, caravans and boats etc as a business activity is required by law to ensure the equipment they supply as part of the tenancy of letting is safe. The Electrical Equipment Safety Regulations 1994 requires that all mains electrical equipment new or second-hand i.e. cookers, washing machines, kettles, irons, microwaves supplied with the accommodation must be safe. Therefore you are required to regularly maintain the electrical equipment to ensure it is safe to use.
The Provision and Use of Work Equipment Regulations 1998 (PUWER) place a responsibility on employers, employees and self-employed to comply with provisions of the regulations and take reasonable practicable steps to ensure that no danger results from the use of electrical equipment. You are required to implement a regular program of maintenance, inspection and testing.
The IEE Code of Practice and legislation states that persons undertaking formal visual inspections and combined electrical appliance tests necessary must be done by a competent person
Equipment covered in the Code of Practice includes:

Class I equipment: Equipment in which protection against electric shock, does not rely on basic insulation only, but which includes means for the connection of exposed conductive parts to a circuit protective conductor (cpc) in the fixed wiring of the insulation.
Class II equipment: Equipment in which protection against electric shock, does not rely on basic insulation only, but in which additional safety precautions such as double of supplementary insulation are provided.
Class III equipment: Equipment in which protection against electric shock relies on a supply at SELV (separated extra-low voltage)

- Stationary equipment (more than 18Kg): washing machine etc

- Extension leads and multiway adaptors
- Cord sets (detachable flexible cable with a plug): Kettles etc

Microwave Oven Radiation Leakage Test

Microwave ovens are used daily in restaurants, cafeterias, lounges, kitchens, snack bars, and homes. Microwave oven users are often concerned about potential health hazards from the exposure to microwave radiation leakage.
Microwave oven radiation is present whenever a microwave oven is turned on. Once you turn off the oven, the microwaves disappear but until then, you be exposing yourself to dangerous levels of radiation leakage.
A survey conducted among the Professional Service Associates, a group of microwave repair servicemen, indicated that over 56% of microwave ovens two years or older leaked levels of radiation 10% higher that the safety standards set by the FDA
As an additional test for microwave ovens for a small cost of £2.00 per appliance, Fire-Ex will test for any radiation leakage and supply a label indicating the leakage measurement. Microwave radiation is measured as power density in units of watts per meter square. Door hinges, body and interior will also be inspected for any signs of corrosion.
